Mortgage Programs

Tampa Bay Mortgages offers creative financing to help make your dreams a reality

Conventional

Your basic in the box kind of loan 

If you fit in the FNMA/Freddie Mac box-credit over 620, at least 3-5% down and don't have excessive debt this could be a great fit. Terms range from 10-30 years. A conventional loan with less than 20% down requires Private Mortgage Insurance (PMI). PMI drops off automatically once the loan to value reaches below 80%. You do NOT pay an Upfront Mortgage Insurance Premium with a conventional loan.

VA

Veteran's Administration Loan

We love working with Military personnel and their families. A VA loan offers a 0% down option with No mortgage insurance and could be a great option for those that are or have served our country. The rates are typically lower than conventional loans however you are required to pay an upfront VA Funding Fee unless you are exempt. If you are unsure if you qualify or have entitlement left for a VA loan you can look at your Certificate of Eligibility (COE) or reach out to one of our advisors and we can request a COE on your behalf.

FHA

Federal Housing Authority

An FHA loan might be right for you if you don't have much saved up for a down payment or have a lower credit score. The standard down payment required is 3.5%. However, we have programs that will allow 0% down. FHA also allows higher debt to income ratios. You will pay an upfront Mortgage Insurance Premium with FHA but don't worry in can be rolled into the loan. You will also pay mortgage insurance in your payment but unlike a conventional loan where it is automatically removed this mortgage insurance is throughout the life of the loan

Outside the Box

Don't meet the standard qualifications-That's okay!

We have a variety of different loan options including 0% down, 1 day out of bankruptcy, 1099, bank statement, asset only, no income primary residence, Foreign national, rental income only investment option (DSCR), Build to Sell and Build to Rent loans, Doctor's no downpayment loans, loan assumptions and low credit score options
